Terms and Conditions | Tenuta Le Marze
These Internal Regulations, “Terms and Conditions”, govern the stay at Tenuta Le Marze, managed by MIRO’ SRL. These Terms and Conditions form an integral part of the booking. By confirming and accepting the booking, the Guest declares to have read and fully accepted the following provisions.
Introduction
Dear Guests,
the Management and staff of TENUTA LE MARZE thank you for choosing our property and warmly welcome you.
Please read these rules and behavioural guidelines carefully. They are intended to ensure respect for all guests and for the surrounding environment. Our property is home to many guests who have chosen to stay here; we therefore kindly ask you to respect it and treat it as you would your own home.
For any matter not expressly covered in these Terms and Conditions, reference shall be made to the applicable laws, good manners and common sense, in the interest of all.
Failure to comply with one or more provisions of these Terms and Conditions may result in termination of the contract, with the related economic and legal consequences.
1) General provisions
- The regulations of the accommodation facility “TENUTA LE MARZE”, located at Via delle Collacchie km 28, Castiglione della Pescaia (GR), constitute a contractual agreement between the property and the Guest.
- All guests are required to comply with these Internal Regulations and with the information published on the website www.tenutalemarze.eu.
- All specific instructions displayed on signs within the property must be respected.
- Parents (or legal guardians) are responsible for the actions of minors within the property.
- Any activity that may disturb other guests is prohibited.
- Management reserves the right to expel, without prior notice, any person who fails to comply with the regulations or behaves in a way that causes disturbance or damage.
- Staff appointed by Management are responsible for enforcing these regulations.
2) Personal data
- In accordance with Regulation (EU) 2016/679 (GDPR) and applicable national legislation, guests’ personal data are processed using electronic and paper-based systems in order to fulfil legal obligations (tax, administrative and public security requirements) and to provide the requested services.
- Upon arrival, guests will be required to present a valid identity document for registration with the competent public security authorities.
3) Booking
- For information, guests may contact the reception or the Management of the accommodation facility by phone, email or in person.
- Bookings may be made via the website, by sending a written request to info@tenutalemarze.eu, or by telephone.
- The booking request must include: type of accommodation requested, first and last name, arrival date, departure date, number of adults and children, children’s ages, telephone number and email address.
- Unless otherwise specified, a confirmatory deposit equal to 50% of the total stay amount is required to confirm the booking.
- The method of payment for the deposit or the balance shall be agreed between the parties (bank transfer or other accepted payment methods).
- The booking shall be considered confirmed only after written confirmation from the property.
- Rates are calculated on a daily (per night) basis, regardless of the check-in time.
- The accommodation arrangement agreed at the time of booking shall remain valid for the entire duration of the stay.
4) Changes, cancellations and penalties
- In the event of personal difficulties, delayed arrival or early departure, no refund is normally provided.
- The entire booked period will be charged even in the event of early departure.
- In the event of cancellation communicated in writing, the penalties provided for in these Terms and Conditions shall apply.
- In the event of no-show, the Guest is required to pay the full amount of the booking.
5) Balance of stay and other obligations
- The balance of the stay must be paid 20/30 days prior to arrival, as agreed.
- Upon arrival, all guests, including minors, must present valid identity documents.
- Guests are required to submit their documents for public security registration pursuant to Article 109 of the Italian Consolidated Public Security Act (T.U.L.P.S.).
- Any external visitors must be reported in advance to Management and must present a valid identity document.
- Any damage or malfunction must be reported immediately upon arrival; otherwise, it may be charged to the Guest.
6) Check-in and Check-out
- Check-in is available from 4:30 PM to 8:00 PM.
- Check-out must take place by 10:00 AM.
- In the event of early departure compared to the booked period, the full agreed amount remains payable.
7) Rules of conduct during the stay
- Guests are entitled to access the accommodation from the check-in time on the day of arrival.
- It is forbidden to take the property’s linen to the beach.
- Linen is changed at departure; for stays longer than 7 nights, an intermediate linen change is provided.
- Guests are required to behave respectfully towards other guests and the property.
- Adults are responsible for the behaviour of minors.
- Damage to furnishings, equipment or systems is prohibited.
- Smoking, use of narcotic substances, making excessive noise or connecting unauthorised electrical appliances is strictly prohibited.
8) Pets
- The property accepts pets, provided their presence is communicated at the time of booking.
- Pets must always be kept on a leash in common areas.
- It is forbidden to use the property’s linen for pets or to allow them on beds or furniture.
- Pet owners are responsible for any damage and for cleaning the areas occupied by their animals.
- Pets may not be left unattended in the accommodation units.
9) Quiet hours
Guests are required to respect quiet hours from 1:00 PM to 4:00 PM and from 12:30 AM to 8:30 AM.
10) Damage and liability
- Anyone causing damage to the building, furnishings or equipment shall be held legally responsible.
- Theft or intentional damage will be reported to the competent authorities.
11) Smoking, fires and open flames
Smoking and the use of open flames or cooking appliances are strictly prohibited throughout the entire property, including the accommodation units.
12) Waste disposal
Waste must be disposed of in the designated containers provided in the accommodation units.
13) Valuables
Management declines any responsibility for valuables or personal belongings left unattended.
14) Limitation of liability
Management shall not be liable for loss of or damage to guests’ personal belongings that have not been entrusted for safekeeping.
